Brighton Update – Spring/Summer 2026

Brighton continues to see a mix of positive momentum and notable developments as we move into the spring and summer months.
There are also ongoing improvements to the city’s infrastructure (don’t we know it) and long-term appeal. A new council-backed plan has just been announced to make Brighton & Hove a better place for older residents and those living with dementia, focusing on accessibility, housing and community support. Alongside this, wider regional changes are underway following the creation of the new Sussex-wide combined authority in 2026, which is expected to influence future investment and planning decisions across the area.
From a regeneration perspective, major projects continue to reshape the seafront. Anyone who’s been anywhere near that dreaded roundabout will know about the cursed roadworks but the good news is we inch closer to the finish line! Restoration work on the historic Madeira Terrace is progressing, part of a wider effort to enhance Brighton’s visitor economy and preserve its heritage. These improvements are expected to strengthen the city’s long-term appeal for both residents and investors.
Despite the temporary disruption, Brighton is gearing up for another vibrant season. And if there’s one thing Brighton does well, it’s putting on a show. The city is gearing up for the Brighton Fringe returning for its 21st year this May, bringing a packed programme of comedy, theatre and live performances across the city. This annual boost in tourism and footfall is always a key driver for the local rental market, particularly for short-term and city-centre lets.
In the local property landscape, demand remains strong but challenges persist. Brighton continues to face a well-documented housing shortage, with thousands of households on waiting lists and affordability pressures remaining a key issue. This imbalance between supply and demand continues to underpin rental values and highlights the importance of well-managed, high-quality rental stock.
Finally, we have to mention Brighton & Hove Albion enjoying an impressive run of form and pushing towards European qualification.
Overall, Brighton remains a vibrant, high-demand location entering the summer months—supported by events, investment and sustained tenant demand, but shaped by ongoing housing pressures and evolving local policy.
