Fees for tenants

For tenancy agreements signed after 1st June 2019

For tenancies signed after 1st June 2019 as well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments

Before the tenancy starts (payable to Coapt ‘the Agent’)

Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent)

Payment of up to £50 if you want to change the tenancy agreement. This could include a change of sharer, pets to be kept in the property or or any other amendment which alters the obligations of the agreement.

Payment of reasonably incurred costs for the loss of keys/security devices

During the tenancy (payable to the provider) if permitted and applicable

Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Coapt is a member of UKALA which is a client money protection scheme, and a member of The Property Ombudsman, which is a redress scheme.

Agency Fee
Covers referencing – Identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and processing guarantor documents, any other relevant information to assess affordability, as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

During your tenancy

Overdue rent late for more than 3 days (per property per month)£24

Incorrect rent payments.
Includes paying by incorrect methods, incorrect amount, returned payments.
£12 per payment or 1.1% if over £1,000 (per payment)
Rent chaser letter or letter addressed to guarantor regarding breach of tenancy.£30 per letter
Letter sent by solicitor to chase arrears£48 per letter
Coapt to return any overpaid funds or return rent due to the tenant not cancelling monthly standing order.£15
Re-inspection fee for missing an agreed appointment or if the property is not in a suitable condition£30
Fee for non-payment of a tenant invoice within 7 days.£18
If tenant requires a bedroom door lock fitted (part of Coapt multi-lock system)£114

If the tenant requests a pet and the Landlord approves an additional pet deposit is payable to cover the added risk of property damage or cleaning needed at the end of the tenancy. Part of this deposit (£150 inc VAT) will cover the cost of a professional inspection to check for damage and any fleas or other pests which may be present. This will be protected with your security deposit in a government-authorised scheme and may be refundable dependant on an inspection at the end of the tenancy.£350

End of tenancy

If a tenant finds a suitable replacement and then exits their tenancy early£450

Check out fee (tenants share)
Covers attendance to the property to conduct a check out inspection and report. It also covers the entire process for returning the deposit.

If the tenant fails to have the property ready for the pre-arranged check out time of 7am on the end date of the tenancy£60 per appointment

  • For fully managed contracts, if all Tenants renew the AST
  • Part renewal of a tenancy with a check in and checkout of tenants using existing inventory.
  • Part renewal of tenancy with check in and check out and new inventory construction
