Student Properties Market Prediction

The students properties for 2027/2028 are now live and we could not be more excited! The Coapt team has been busy talking to students and preparing viewings.

Early Bird Database

After our fantastic time at the University of Brighton Freshers’ Fair, chatting with both current tenants and new students just starting their Brighton adventure, we’ve been in close contact with our 600+ new contacts that we have added to our database and early bird list. Bringing our team to the students at the freshers fair allows us to cherry pick the best tenants for your properties down the line.

And speaking of the Early Bird list… we’re live! Our early-bird campaign has gone out, and the response has been amazing. It’s shaping up to be an exciting season!

The student marketing has been incredibly successful in bringing Coapt to students, all thanks to social media and the great new discounts and brand partnerships that put Coapt on the map.

The Renter’s Rights Act

The Renters’ Rights Act is set to have a noticeable impact on the student lettings market this season. The biggest change is the move away from fixed-term assured shorthold tenancies (ASTs) to periodic tenancies, giving tenants more flexibility to leave with notice and removing Section 21 “no fault” evictions.

For student landlords, this could create more uncertainty around occupancy levels and rental income, as students are no longer tied into traditional fixed-term agreements in the same way. Some landlords may become more cautious when planning for the next academic year, while others may focus on securing tenants earlier in the season.

That’s where we in Coapt come in, being the middleman. By helping students, solving issues, and supporting landlords, concerns can be swiftly sorted, increasing satisfaction for both tenants and landlords, resulting in longer and more secure tenancies.

Our Position

With a 7.5% of market share (3rd) and counting, as more and more properties gets uploaded to the website, with a 34.4% market share (1st) on new instructions and an average of roughly 63 views per property per day on Rightmove, our place in the student lettings market remains strong.

We look forward to seeing how this season progresses and will keep our landlord and possible tenants updated every step of the way.

If you’re not one of our landlords just yet, maybe now is the time to consider changing agent. Consistently ranking as the number one agent on Rightmove for properties let agreed in Brighton and Hove in previous renting seasons, we have a proven history in achieving the best results.

There’s a lot of uncertainty in the financial world at present, including the property industry; meaning securing new tenants as early as possible, for the correct price, will help provide some stability in the return of your investment.
