The Market Hasn’t Slowed – Buyers Have Just Become More Selective

Here’s the latest Zoopla House Price Index and, more importantly, what it means for Brighton landlords and homeowners.

The national picture remains steady, with UK house prices up around 1.5% year-on-year, but the market is becoming increasingly local. While many northern towns continue to see price growth, parts of the South East – including Brighton – are seeing values remain flat or soften slightly as buyers become more price-sensitive.

So, what does that mean for Brighton?

  • Pricing has never been more important. Buyers have more choice than they’ve had for years, so realistically priced properties are still selling, while ambitious asking prices are leading to much longer marketing periods.
  • Brighton remains a desirable place to live, but affordability continues to put pressure on prices, with Zoopla reporting average values in the city around 1% lower than a year ago.
  • The investment market is still active. Well-presented HMOs and buy-to-let properties in strong student locations continue to attract interest, particularly where yields remain attractive.
  • Presentation is becoming a bigger differentiator. Small improvements, sensible pricing and good marketing are making a significant difference in a market where buyers have plenty of options.
  • The takeaway? Despite headlines suggesting a slowing market, homes are still selling. The difference is that success is now driven by realistic pricing, strong presentation and an effective marketing strategy rather than simply listing a property and waiting for offers.
