Getting Ahead of the Curve: Why More Landlords Are Investing Over Christmas

Get ahead, add value, and start the new year with a stronger rental return.

While most people are winding down for Christmas, experienced landlords know it is one of the best times of the year to plan property improvements.

Why Christmas is the perfect time for property works

A better impression for the new year

Having works completed before the new year also pays off when viewings begin again. Instead of telling prospective tenants that improvements might be done over the summer, you can show them the upgrades already in place. This creates immediate confidence that you are a landlord who takes care of your property and values tenant experience.

Properties that present well at first viewing are far more appealing, secure quicker lets and typically achieve higher rents. Seeing a freshly improved property gives tenants the assurance they are choosing a well-managed, comfortable home; something that makes a real difference in a competitive market.

Empty properties allow easy access.

Many student homes are vacant over the holidays, which removes the need to coordinate with tenants. Contractors can complete the work efficiently before term begins again.

Better contractor availability.

By booking early, landlords can take advantage of quieter schedules and potentially more competitive rates.

Minimal disruption and peace of mind.

Completing improvements over the holidays ensures a smoother start to the next term and reduces the risk of mid-year maintenance issues.

Low-cost upgrades that can increase rental income

A full renovation is not always necessary to see an improvement in rental value. Small, targeted upgrades can significantly enhance the appeal of a property.

  • Fresh paint in neutral tones to brighten rooms and improve listing photos

  • Modern LED lighting to make spaces feel larger, warmer and more efficient

  • New flooring or carpets for a clean, contemporary appearance

  • Minor bathroom and kitchen improvements such as regrouting, replacing taps or updating cabinet handles

  • General outdoor maintenance including garden tidying and minor landscaping

The financial benefit

Well-presented and well-maintained properties attract better tenants, rent more quickly and often achieve higher rental values. Many of our landlords see rental uplifts of between 5–10% after carrying out modest seasonal improvements, alongside reduced void periods and increased tenant satisfaction.
