GSC’s and boiler services

Landlords have a legal obligation when it comes to gas safety. Any gas appliances, gas pipework and flues which are owned by a Landlord, must be inspected by a Gas Safe registered engineer on an annual basis. Newer regulations, introduced in 2018, have allowed Landlords to arrange for the next gas safety inspection to take place anywhere between 10 and 12 months after the previous check. In this case, the expiry date will still stay the same. Effectively, you could arrange for the inspection to take place 10 months after the previous one and the new expiry date would then be 14 months away. Inspections completed outside of the 10-12-month window will reset the expiry date to 12 months after completion. Gas safety certificates must be kept on file by a Landlord for at least 2 years, or until 2 future inspections have been carried out. Tenants are obliged to allow access to the appointed engineer but do reserve the right to ask to see their Gas Safe Register ID.

Boiler servicing, whilst not a legal requirement, is hugely beneficial. Annual boiler services can identify problems early and an engineer can address them before they exacerbate. Servicing can ensure that your boiler is running as efficiently as possible and can (hopefully) avoid any unexpected breakdowns. A boiler that is maintained on a regular basis is also far more likely to last a lot longer than a boiler that isn’t. Opting against annual boiler services can void the warranty, particularly on newer models. Make sure you check the small print!
