Renters Rights Bill update

The Renters Rights Bill returns to the House of Commons today, 14th January 2025.

MP’s will be discussing the latest amendments, published on the 8th January, which can be found here. Many landlords are concerned by some of the amendments.
Significantly affecting the student market, the proposed amendment: “Signature of lease for student accommodation. Where a tenant meets the student test set out in paragraph 10 of Schedule 1 the relevant tenancy agreement may not be signed before 1 March in the year in which the tenancy is intended to take effect.”  will create a huge shift in the market Nationwide. This move will leave landlords and students with housing uncertainty and lack of security.

The proposals on limiting rent in advance have provoked controversy, and by restricting the ability for landlords to accept rent in advance may actually act as a hindrance for tenants that may struggle to meet financial referencing stipulations. Some have said the suggestion is discrimination against those with poor credit history, giving them no other means to enter the PRS. It could impact those with poor credit history, international tenants, students, young first time renter, or those on a variable income.

There are continuing debates around all areas of the bill, including reform of the courts, rent restrictions, realities of regaining possession and many more. We’ll keep you updated with the outcome of today’s reading, and the predicted impacts of any changes.
