Students in the PRS

435,430 first time students have a confirmed place at university in the UK in 2021, this is 5% higher than results day in 2020.

During university, 29% of students live in the private rental sector. Dataloft estimate that 570,000 students will be living in the private rental sector during the next academic year.

In the UK, excluding London, students in the private rental sector spend an average of £508 on their share of rent a month and a total household rent of £1,313.

In London students in the private rental sector spend an average £1,007 on their share of rent, and a total household rent of £2,026.

Brighton rents are more expensive than the UK average, but still a fair distance from London prices. Here at Coapt, the average rent per student comes in at £539 per calendar month for the new academic year.

It is positive news to landlords that the demand for student properties in Brighton and Hove and across the country has seen an increase in comparison to last year. Higher student numbers has resulted in providing landlords security in the future of their investment. We are confident this upward trend will continue and the demand for students renting in the private rented sector will continue to recover following negative impact of Covid-19 over the last 18 months.
